What SB-9 actually does

Passed by the California Legislature and effective January 2022, SB-9 includes protections for historic districts, tenants, and environmental quality — while opening a real path for homeowners to turn land they already own into long-term, even intergenerational, wealth.

In practice, a qualifying split creates two lots: your original home stays on one, and the new lot — which must be at least 40% of your original property, with its own street access — becomes buildable. A common split keeps roughly 60% of the property with the existing home and 40% as the new lot.

Our Process

Introduction

The homeowner and Now-Haus meet to get acquainted, understand goals, explore possibilities and discuss relevant considerations before any work begins.

Assessment & Analysis

Now-Haus walks the property with the homeowner and assesses the lot. We also analyze the neighborhood, estimate what we could offer for the land, and run rental and purchase comparables to determine highest and best use of the new lot.

Present the Proposal

Now-Haus presents our recommendations to the homeowner, outlining our development plan and an estimated project timeline based on our site walk and market analysis.

Finalize the Agreement

If the homeowner accepts the Now-Haus recommendation and agrees to our Offer to Purchase, we finalize a development contract and lot purchase to develop the new lot.

You Get Paid

Depending on the development plan selected for the new lot, Now-Haus pays the homeowner once the SB-9 lot split is approved (8-12 months) or once the new home is sold (15-18 months). In addition to the payment from Now-Haus, both your mortgage payment and property tax bill will be reduced after the lot split.
